Fluvanna County is located east of Albemarle County – 15 miles from Charlottesville and about 60 miles west of Richmond. Even as one of Virginia’s fastest growing counties, Fluvanna has managed to maintain a rural feel. Two-thirds of the county’s land is forested, with most open land devoted to farming and grazing. The largest concentration of residents may be found in Lake Monticello, Palmyra, and Fork Union. Lake Monticello is one of the largest neighborhoods in Central Virginia. With over 4,000 residences, it offers a 350-acre lake, 22 miles of shoreline, boating, parks, trails, and golf. Over the last few years, many new shopping, service, and restaurant options have opened in Fluvanna, thus reducing the need to travel to Charlottesville. Fluvanna real estate options include wooded estates, rural farmland, new home communities, and everything in between.
